The valuation of Hong Kong stocks has also become more “compelling” relative to the rest of the Asian region after the pullback last year, said Zhikai Chen, head of Asian equities at BNP Paribas Asset Management. He added that there is a shift in investors’ sentiments as Chinese economic data turned more positive. Innes said global investors are currently “underweight” in Chinese markets, including Hong Kong, because of geopolitical tensions and concerns surrounding potential fallout from the upcoming US elections. Stock exchange data showed that southbound investors (meaning investment from mainland China into Hong Kong) have bought nearly $20 billion of Hong Kong-listed stocks in March and the first three weeks of April on a net basis.

Strained Chinese cities struggle to pay home buying subsidies

Chinese cities have promised subsidies and other incentives to prop up the ailing property sector but have failed to deliver, frustrating potential homebuyers. The 30-year-old now pays 6,000 yuan of her 8,000 monthly salary on the mortgage for the 1.1 million yuan apartment and another 1,800 yuan to rent another one, relying on her parents for other basic expenses. Weifang, with a population of more than 9 million and an economy larger than Croatia's, and dozens of other Chinese cities, have promised subsidies and other incentives to homebuyers to prop up the ailing property sector. But the real estate downturn also affects the ability of cities to lease land to developers, a key revenue source. This meant some local governments were unable to raise funds to pay the promised subsidies, frustrating buyers and casting doubts over future support measures.

Sellers are reducing prices in cities with surplus housing inventory, according to Redfin data. As sellers lower prices and builders offer concessions, homebuyers are gaining more power. It means two things for prospective homebuyers: One, more sellers are likely to slash listing prices to attract buyers. To calculate which metros have the highest share of sellers reducing list prices, Redfin analyzed home price data from 85 US metros with populations of at least 750,000. Below are the 10 metros with the largest share of price drops in March, according to Redfin.

While the spring housing market has been plagued with low supply, high prices and spiking interest rates, would-be homebuyers are focusing on new construction. New homes have more incentives and availability than previously owned ones. "There's more opportunity in new construction," said Nicole Bachaud, a senior economist at Zillow Group. Meanwhile, sales for previously owned homes dropped by 3.7% from March 2023, the National Association of Realtors found. With 30-year fixed-rate mortgage rates sitting above 7%, homeowners who bought at much lower rates in recent years don't like the prospect of trading in their low rate for a higher one.

Despite a US housing shortage, Florida and Texas have too much supply, Redfin said. AdvertisementA lack of US housing has fenced off most would-be buyers, but two states are dealing with the opposite problem — an overflow of homes. According to Redfin, Florida and Texas have properties stagnating on the market, as demand is shifting away from these areas. The number of homes also jumped 25% in McAllen, Texas, Redfin reported on Thursday. Contract signings rose across the country in March from the prior month, except in the Midwest. Hotter-than-expected inflation readings in recent months are now keeping the Federal Reserve from cutting interest rates anytime soon. Those are the so-called “golden handcuffs” of low mortgage rates. They began to climb in early 2022 when the Federal Reserve started to hike interest rates in a bid to tamp down high inflation.

Tractor Supply CEO Hal Lawton told CNBC's Jim Cramer on Thursday that a substantial number of Americans are moving out of cities, and many are headed to rural areas. "They've continued, albeit to a lesser absolute number, but net we're still seeing significant migration out of urban America, and most of that migration, or a lot of it, is going into rural America," Lawton said. Tractor Supply is a retail chain that sells equipment for home improvement, such as supplies for gardening and farming. Lawton told Cramer that the company has been dealing with business headwinds, with consumer spending trends swinging from goods to services. But he expressed optimism for the future, saying Tractor Supply can "begin to see light at the end of the tunnel now against those headwinds."

Judge approves NAR settlement on broker commissions

On Tuesday, Judge Stephen Bough granted preliminary approval to the $418 million antitrust settlement in a Missouri court. Housing experts say the settlement may effectively demolish the current real estate business model. Under the terms of settlement, which was announced in March, sellers’ agents will no longer be required to offer commissions to buyers’ agents. While the settlement does not explicitly spell the end of the traditional 6% commission, split between the seller’s agent and the buyer’s agent, commissions are expected to fall because they will become competitive and negotiable. If sellers are no longer paying buyers’ agents, homebuyers may be on the hook to pay their broker directly.

Real-estate agents' commissions have fluctuated between 5% and 6% of the sale price for decades, despite advances in technology and an influx of agents. The recent lawsuits, which accused the NAR and some of the country's largest brokerages of conspiring to keep agents' commissions unfairly high, could signal the start of a new era. Towns in Italy have done it several times and now a small town in France is taking a second run at their own $1 home program. The French town of Saint-Amand-Montrond is selling a 828-square-foot house for 1 euro or $1.07 USD. The property also includes a courtyard and a garage, according to Ouest France, and is located in the city center of the small town. Much like with some of the other deals in Europe, this house needs serious work. It hasn't been lived in for 12 years, and the town estimates it will cost about $136,180 USD to renovate.

Yet, luxury real estate sales increased more than 2%, posting their best year-over-year gains in three years, according to Redfin. The median price of luxury homes hit an all-time record of $1,225,000 during the period.
